US Property Data & AVMs: automated home valuations at national scale

Property Data is the foundation of every serious proptech, lending and insurance workflow in the United States. Without a clean view of parcels, buildings, ownership and value, every model downstream — risk, pricing, lead routing, AVM — degrades. Drimble's US Property Data set, combined with our Automated Valuation Model (AVM), gives teams a nationwide picture of the built environment that is documented, monthly-refreshed and ready to license.

    Parcel, building and ownership fields

Each parcel record carries the assessor parcel number, situs address, ZIP+4, county, geometry and land-use classification. Buildings on the parcel are described with year built, living area, lot size, number of bedrooms and bathrooms, construction type and basic condition signals.

Ownership fields include current owner type (individual, LLC, trust), owner mailing address and a non-PII flag indicating whether the owner appears to be owner-occupant or absentee. Last sale date and last sale price are included where available from public sources.

    Automated Valuation Model (AVM)

The AVM produces a current estimated market value, a confidence score and a forecast standard deviation for every covered parcel. It is trained on public sales, parcel characteristics and area signals, and back-tested per state and per property type so users understand where the model is strong and where it should be used with caution.

Values are refreshed monthly. API and bulk delivery are both available, so the AVM can sit behind a customer-facing UI or inside a nightly batch pipeline.

    Who uses it

Proptech platforms embed the AVM into search, alerts and seller-lead products. Lenders use it for pre-qualification, portfolio monitoring and collateral checks. Insurers use parcel and building fields for underwriting and renewal pricing. Local home-services brands use it to score leads by likely home value before a sales rep is dispatched.

Combined with our Company Data, the same dataset answers 'who owns this commercial parcel and what business operates there?' — useful for CRE, energy and B2B field sales.

Why it is built on local truth

Property data is only as good as the local sources behind it. Drimble operates the SpotOn USA local news network in all 50 states, which gives us continuous, ground-level visibility into construction, transactions and ownership changes. That local layer makes the difference between a stale assessor extract and a property data set you can trust in production.
